Bond clean vs regular clean: what's the difference?
· 5 min read · BN Visionary Cleaning Services
People often ask whether a bond clean is just a bigger regular clean. It is not. They have different goals, cover different things, and take different amounts of time.
“Bond clean” and “end-of-lease clean” mean the same thing. It is the clean you do when handing a rental back.
The goal is different
A regular clean keeps a lived-in home tidy. It deals with the surfaces and floors you use every day, so the house stays on top of itself.
A bond clean gets a property to the standard your agent expects at the final inspection. It covers the places a regular clean does not touch, because the property is empty and every cupboard can be opened.
What each covers
| Regular clean | Bond clean | |
|---|---|---|
| Kitchen surfaces and floors | Yes | Yes |
| Oven, rangehood and filters | Extra | Yes |
| Inside cupboards and drawers | No | Yes |
| Bathrooms | Yes | Yes, including grout and screen tracks |
| Window tracks and sills | Extra | Yes |
| Skirting boards and door frames | Wiped | Detailed |
| Inside wardrobes and shelves | No | Yes |
| Carpets | Vacuumed | Vacuumed, with a carpet clean often required |
Time and price
Because a bond clean covers more, it takes longer and costs more. It also works from a checklist, so nothing is skipped. A regular clean is shorter and repeatable.
Which one do you need?
- Staying put: a regular clean, or a deep clean if the home needs a reset.
- Moving out of a rental: a bond clean, to the standard in your exit checklist.
- Moving in: a move-in clean, so you start in a home you know is ready.
Make sure you cover what your agent checks
Agencies differ. Before you book, read your exit checklist, and tell the cleaner anything specific on it. If carpets are required, ask about a carpet clean as well. Plan the clean for close to your inspection date.
